On the base of analysis on the characteristics of urban land gradation and evaluation in tai ’ an , the paper calculates the interior structural ratio index of urban datum land price including the various land price at same grades and the different grades land price in same classification according to the numerical value of base land value over the years . through comparing with the calculation results , the paper summarized the general change direction of the ratio 本文在對(duì)泰安城區(qū)土地定級(jí)估價(jià)基本特點(diǎn)分析的基礎(chǔ)上,根據(jù)三輪的( 1992年、 1999年、 2004年)基準(zhǔn)地價(jià)的測(cè)算數(shù)值,計(jì)算出包括同級(jí)各類地價(jià)比率指數(shù)、同級(jí)各類地價(jià)環(huán)比指數(shù)、同類各級(jí)地價(jià)比率指數(shù)、同類各級(jí)地價(jià)環(huán)比指數(shù)在內(nèi)的基準(zhǔn)地價(jià)內(nèi)部結(jié)構(gòu)比率關(guān)系,并對(duì)三輪計(jì)算結(jié)果進(jìn)行比較,總結(jié)出比率變動(dòng)的一般規(guī)律。
